Here's what it looks like to sell your house to an investor.

General Questions

  • Do you have a physical office?

    We don't. COVID restrictions encouraged us to work from home. We liked it so much that we decided to keep it up!

  • Are you a real estate agent?

    Yes. Several members on our team are agents. However, we promise not to try to list your property. We truly want to purchase it.

  • Which areas do you purchase homes in?

    We purchase homes throughout West Michigan. Primarily we purchase homes in Kent, Muskegon, Ottawa, and Allegan counties. Recently we expanded into Lansing , Kalamazoo & Battle Creek areas.

  • Do you buy commercial or multi-family properties?

    We do. Depending on the asset class we may direct you another of our partners to assist valuing and writing an offer on your property. We buy multi-families of various sizes from small duplexes, quad plexus all the way to small and medium sized apartment complexes.

  • My home is currently listed. Can you still help me?

    Sometimes we can. It's important that we honor existing listing agreements and agent relationships you might have. If your property is on the market with an agent, any offer we write will still be subject to any commissions due the agent.


Sales Process

  • How much can you pay for my house?

    We pay a fair market cash price for the home. Typically this is 20% less than what you'd recieve if you sold your property on the market with a real estate agent. To obtain an exact offer, send us your info and we'll get you an accurate price!

  • How quickly can you close?

    Typically our closing are approximately 2 weeks after agreeing on an offer price. In some complicated transactions, it can take as many as 3-4 weeks. However, we've also closed in just 2 days.

  • What costs do I have?

    We'll make a straight forward offer. We won't nickle and dime you with random fees like our competitors.

  • When do I get paid?

    You'll be paid the day of closing (even if you move out long after).

  • Do I need to make repairs?

    No!

  • Do I have to move out when we close?

    No. In many circumstances we're able to offer extended possession after closing. Typically 2-4 weeks, however, we've had a possession period for as long as 9 months.

  • Can I leave my junk behind after selling?

    Yes. We'll discuss this when we write the offer on your property. If it helps you to leave everything behind, we'll find a way to make it happen.

  • Can I send you one of my clients?

    We work with agents consistently. Many of our properties come directly from agent referrals. Send us your property and we'll respect your listing agreement and client relationship.

    Yes. Send us the details and we'll be in touch ASAP.

  • How do I send a referral

    Please request an offer through our website on your clients behalf. We'll keep you aprised of the situation and, if it's listed, ensure you are paid a commission. If the property isn't listed, we'll include you in the discussions and/or compensation requirements.
